Our ‘Let Only’ service includes collecting initial move in funds, deposit protection and optional ongoing rent collection as well as renewal services. Additionally, we take all the necessary steps to ensure all landlord responsibilities are legally satisfied (EPC Certificates, Gas Certification, etc), as well as the more aesthetic elements such as professional cleaning services, inventory checks and general property presentation.
We also offer a comprehensive 'Managed Service', comprising all the elements of the Let Only service, supplemented by providing a dedicated team member for the property administration. This includes rent collection and arrears management, a key holding service, management and liaison regarding maintenance, ad-hoc repairs and outgoing payments to registered contractors, supervision of the tenant check-in and check-out process, bi-annual management inspections and being available in the case of emergencies.

The Renting Process

We can support your property search, from identifying your preferred area and understanding your budget, arranging and accompanying you on viewings, and submitting a formal offer to the landlord.
Then we can explain what to expect from making the offer to completing the tenancy agreement, and all the steps in between - including referencing, Right to Rent checks, and paying the tenancy deposit through to understanding and signing the tenancy agreement.
We can also assist with the move in arrangements, sorting out utilities and checking eveything is ready for you when you collect the keys.
